Condo Project To Be Public Meeting Focus

St. Ignace Planning Commission is holding a public hearing at 7 p.m. Wednesday, January 17, to discuss Todd Hargraves' request for a Planned Unit Development (PUD) permit to build a 10-unit condominium complex on the St. Ignace waterfront beside American Legion Park. Corrections to the city's sign ordinance will be discussed, as well.

A PUD process allows developers and municipalities to be diverse with land uses, such as housing, shopping, and public recreation, to be contained in one development. It provides more flexibility than trying to mix uses in the commercial zone in which the property lies.

Designs for each condo unit would include a living room, dining room, kitchen area, and a sun deck on the first floor, and three bedrooms and a bathroom on the second floor. Each unit would also have a garage.

The complex would be set back from the shoreline between 40 to 60 feet.

The area is zoned General Business, which restricts building height to 20 feet so as not to obstruct the view of the water. The business district also does not permit residential living on the ground floor.

The proposed height of the two-story condominiums is 32 feet.

City building inspector Paul Sved said the developer has offered a shoreline easement to the city so it can extend the boardwalk.
